  • Are you licensed and insured?

    • Yes, I am both licensed and insured to provide you with the highest level of service and confidence. Documentation can be provided on request.

  • ​What are your credentials as an inspector?

    • I am trained by the International Association of Certified Home Inspectors (InterNACHI) and licensed by the state of Florida to conduct home inspections. Our inspections follow the InterNACHI standards of practice.

  • What does your inspection cover?

    • Depending on the type of inspection, our services can provide information on just about any area of the property. Please feel free to explore our services pages for detailed information on our different inspection services.​

  • Can I (or should I) attend the inspection?

    • Absolutely, clients are encouraged but not required to attend the inspection to get a firsthand look at items that will be noted in our report.

  • How much does an inspection cost?

    • The cost varies, depending primarily on the size of the home. Additional cost may be applicable to older homes and homes outside of our immediate service area. Have a look at our Services and Fees page for estimated fees and contact us to request an inspection and solidified pricing.

  • How long will the inspection take?

    • On average, a home inspection might take between 2 to 4 hours depending on the size of the home, and any additional services requested.

  • When will I receive the inspection report?

    • You will receive a detailed inspection report typically within 24 hours of the inspection.

  • What tools and technology do you use?

    • Most inspections rely on an inspector's training and basic tools to assess the condition of a home. As an additional service, I use advanced tools like infrared cameras and moisture meters to detect conditions invisible to the naked eye to ensure a thorough inspection.

  • Will you inspect the roof, attic, and crawl spaces?

    • Yes, I inspect all safely accessible areas, including the roof, attic, and crawl spaces. If it is unsafe or if access is not adequate, I will inspect to the best of my abilities, including drone or zoom photography.

  • Can you provide a sample report?

    • Please review the report in our Sample Inspection page to get an idea of what a typical report will look like.

  • What types of properties do you inspect?

    • I inspect all types of homes, from single-family homes to town homes, condos, apartments, duplexes/multi-family homes.

  • Do you offer any guarantees or warranties on your work?

    • Yes, I offer a 30 day satisfaction guarantee, and will re-inspect a home if a client is not satisfied for any reason. To date, we have not had any reason.

  • What do you do if you find a problem during the inspection?

    • No home is without flaws, any deficiencies major or minor will be documented in the report, and I will discuss the findings with you at the conclusion of the inspection to arm you with the information you will need to know how to move forward.

  • Are there any additional fees for travel or additional services?

    • There are no additional fees for travel within our service area. Additional services like Thermal Imaging Inspections have additional costs. Please see our Services and Fees page for more information.

  • What if I have questions after the inspection?

    • Clients are welcome to ask questions before or after the inspection via phone or email. I will do  my best to answer all questions in a detailed and timely manner.

  • Can you explain your inspection process in detail?

    • The inspection process involves a review of the home's major systems and components, including both interior and exterior elements. Visit our services pages to learn more about how our services help you understand the condition of your home.

  • What areas or systems do you focus on the most?

    • I focus on critical areas like the foundation, roof, and electrical systems, as these can have the most significant impact on your home’s safety and value.

  • Do you inspect for pests or termite damage?

    • Yes, I look for signs of pest and termite damage as part of my comprehensive inspection. On request, I also partner with independent experts to provide Wood Destroying Organism reports, separate from our Wood Destruction Inspection service.

  • Are there any hidden costs I should be aware of?

    • There are no hidden costs; all fees are transparent and outlined in an invoice prior to the inspection.

  • What are your payment terms?

    • Payment is due upon completion of the inspection (prior to the report). I accept cash, check, or Zelle.

  • How far in advance do I need to schedule the inspection?

    • It is best to schedule the inspection at least two days in advance to ensure availability, however I will do my best to accommodate urgent requests. The best way to schedule an inspection is using our form below. If an inspection is needed urgently, please follow your form submission with a call or text to give us a heads up.
